A Mechanic’s Lien is a type of statutory lien which can be filed by a contractor, subcontractor, laborer, architects, engineers or supplier who worked or furnished material for building construction or improvement and has not been paid. In some states the lien can be and must be renewed after a period of time. A Mechanic’s Lien is filed to notify the owner of a property, a mortgage holder, a lending institution, and prospective buyers that there is a claim against the property. |
